Richard Greenberg
Richard Greenberg, Senior Vice President of Atlantic Real Estate Services, joined the company in 1992. Rich is a key member of the Atlantic team and is highly proficient in managing all aspects of his client’s real estate requirements throughout the entire transaction cycle. From his in depth knowledge and experience in many of the country’s major real estate markets, his ability to control the deal process, to his understanding of complex project requirements including construction and code compliance issues, Rich has many areas of expertise. During his 30+ years in corporate real estate brokerage he has personally coordinated over 500 corporate lease, purchase and sale transactions.
Regardless of the location of a Client’s requirement, Rich is personally involved and on-site at all critical points in the process to assure that the project is managed properly from start to finish. Requirements have taken him from coast to coast as well as Mexico, and the Caribbean including many projects in Puerto Rico. These projects have included many complex build to suits including automated high rise distribution centers, temperature controlled storage facilities, headquarter office buildings, in addition to manufacturing plants for a variety of industries, along with some of the largest industrial lease transactions in the country.
Rich also has vast experience in obtaining state and local economic incentives for both new and expansion projects. His skill in orchestrating competitive environments between various states and municipalities has resulted in very aggressive and comprehensive incentive packages for his clients. Over the years he has structured and negotiated incentive awards in over 30 States across the country. The awards have included real estate tax abatements, grants, tax credits, sales tax reimbursements, site and infrastructure funding, creation of enterprise zones and foreign trade zones, and various other specially tailored programs.
Rich is also an expert in serving as a client’s project representative during the build to suit process or other projects requiring significant construction. His ability to help coordinate owners, architects, engineers, and contractors from multiple disciplines, and provide value added engineering suggestions has consistently served Atlantic’s clients extremely well.
Recently, following a number of substantial Client projects in Kentucky that generated both extensive capital investment and created numerous jobs, the Governor bestowed upon Rich the distinguished title of Kentucky Colonel in recognition of his outstanding work in providing Kentucky with the opportunity to attract these projects and improve the state of their economy.
